A master-planned $1 billion Northern Kentucky residential community has a new model home.
Greater Cincinnati luxury custom homebuilder Justin Doyle Homes has completed its first model home, the Equestrian, located at 1740 Ledgestone Way in Toebben Cos.’ Rivers Pointe Estates. The model is the builder’s first in the community, which is expected to have 180 homes in the first phase.
In September 2021, Drees Homes and Traditions Building Group completed their model homes, focusing on different portions of the 400-acre community. Traditions is focused on single-family village homes and courtyard townhomes, and Drees is focused on single-family homes and patio homes.
Josh Agricola, division manager for Justin Doyle Homes, told me the company’s model home differs from Traditions and Drees. Justin Doyle Homes focuses on custom designs, so they “will never build that exact (model) again.”
Agricola said buyers instead can customize the model to their liking. He expects to build 15 to 20 variations of the new model’s floor plan over the next few years.
The Equestrian is a $1.2 million ranch design home, standing at nearly 5,000 square feet. The homes will sit on almost half-acre lots, according to Agricola, and feature outdoor living space, a spacious primary bathroom and a lower-level home theater.
In addition, this model includes a three-car garage, large great room with a cathedral ceiling and fireplace, study, bar, rec room, and lower level with two bedrooms.
Justin Doyle Homes has 30 homesites in the first phase of Rivers Pointe Estates, according to officials. The builder has already sold five custom homes in the community, all of which are under construction.
The price for these homes, according to officials, range from $850,000 to over $1.5 million. Clients can choose to build a signature series design, luxury series design or design a one-of-a-kind home from scratch.
As Justin Doyle Homes is just opening its model, it has not sold any versions of the Equestrian.
“When selecting a new community, we realize our clients are looking for more than just the status quo,” Megan Allen, marketing coordinator and online sales consultant for Justin Doyle Homes, said. “Each lot in Rivers Pointe has its own unique character, just like the houses we will custom-design and build on them.”
Rivers Pointe Estates is a 400-acre community that will include various housing types, starting with the first phase of about 90 acres. This initial phase of the development consists of a new urbanism village area, patio homes, single-family homes and custom homes.
In addition to homes, many of Rivers Pointe Estates’ amenities are now under construction. The first trails, the community barn that will be available for residents to use for parties, and multi-purpose paths are all under construction.
According to John Toebben, president of Toebben Builders and Rivers Pointe Development Co., the community has 16 occupied homes and another 19 under construction in the first of 15 phases.
Toebben Builders is the other custom homebuilder in Rivers Pointe Estates.
He said he was excited to bring on Justin Doyle Homes because of its “creativity and design.” The builder also caters to “more high-end customers.”
