Touring model homes is a common part of the home buying process especially if you are looking to live in a neighborhood of new construction houses. Model homes show potential buyers floor plan options and help them discover what aspects they may or may not want in their home. If you’re considering moving to Cincinnati or Northern Kentucky, here are some things to consider to get the most out of touring model homes in the area.
Don’t Overdo It
A common mistake homebuyers make when looking for a new home is schedule several model home tours in a day to “knock them out.” While it is smart to visit a few in one day if you have limited time off or are under pressure to make a decision, it’s best not to visit more than two to three communities at a time. You want your memories, likes and dislikes of the homes to be fresh in your mind when you debrief later in the day. The more homes you see, the more crowded your memory.
Keep a Realistic Vision
It’s important to remember that model homes are meticulously designed with glitzy decor and perfectly placed furniture. Try to imagine what your own furniture will look like or how it will be arranged in the home. Does the structure of the home suit your family’s lifestyle? Consider asking to see an unfurnished, undecorated home with the same floor plan to get a different look at what you’re truly getting.
Do Your Research
Oftentimes there are additional floor plan options for the model you’re looking at. Review the options before you visit, if possible. Here’s a sample reason why: A model may not have that spare bedroom you were interested in, but knowing it’s an option to add an extra bedroom will keep you from subconsciously ruling out the home.
Of course you want to consider the community or neighborhood around the home as well. Take a drive (or walk) through the area to get a sense of where you might be living. Are there walkable sidewalks and nearby restaurants or schools if those are important to you? Is the area lively or quiet? Would you be able to pursue your favorite activities in the development or nearby? Could you see yourself living there?
Don’t Be Afraid to Ask Questions
Choosing to buy or build a home is an important decision. You deserve to know all the facts before you invest your hard-earned money. Have a running list of questions that you might add to when touring model homes. Some examples of helpful questions are:
- What is included in the home in terms of structure/architectural and design choices? What aspects are considered standard versus upgrades?
- How many builders are available for the community?
- What amenities does the community offer?
- How long does it take to build?
- What are the HOA fees?
- What kind of warranties come with the home?
- Can potential homebuyers come to see the home while it’s under construction?
