A Cincinnati homebuilder has added to the growing list of model homes at Rivers Pointe Estates, the master-planned $1 billion residential community in Hebron.
Traditions Building Group held a grand opening for its model courtyard townhome Sept. 22. The model is a part of the Village at Rivers Pointe, the front-most part of the 400-acre residential community. Like the rest of the sprawling development, the focus of the Village at Rivers Pointe and its home offerings is walkability and giving residents an “immersive experience.”
“It’s all about connecting people into the community,” said Doug Hinger, president of Traditions.
There will be 43 courtyard townhomes at the Village at Rivers Pointe once construction is complete, Hinger said. There are three townhomes in each building, but five total floor plans that will be available across the buildings.
The five townhome designs are branded as “the Courtyard Townhomes Collection,” with each offering a different price point and features. Some offerings include study nooks or complete studies, while others have lofts and bonus rooms. All the townhomes have their own outdoor space, and the first floor of each townhome features an open floor plan between the living room, kitchen and breakfast space.
None of the townhomes have basements, but Hinger said that helps keep the price more affordable. Pricing for the townhome units start at $519,000 with the Lennox design and are capped at $629,900.
Traditions was the designer of all the townhomes and floor plans. Staging for the model was done by Interiors by Julie Bell and Associates.
The model courtyard townhome showcases the Hoxton, Broadmoor and Lennox floor plans. The Hoxton and Broadmoor each have three bedrooms and 2 1/2 bathrooms. The Lennox has two bedrooms and 2 1/2 bathrooms.
The Broadmoor, which is the center unit in the model, also features the largest outdoor space – something Hinger believes many homeowners want right now after the onset of the Covid-19 pandemic.
“Often times in townhomes, the middle is the least desirable,” Hinger said. “We flipped the script with this.”
With such an emphasis on a pedestrian-oriented experience, having outdoor spaces at the Village at Rivers Pointe where people can connect was important to Traditions. Parks will cut down the middle of sections of the village where the townhomes are to allow for outdoor gatherings.
Additionally, Hinger said he likes to think of the courtyards at the townhomes as “outdoor rooms.” At the Broadmoor, the center courtyard has a gate at the very front so owners could have their friends easily come over to spend time outside.
All the townhomes feature a two-car attached garage with alleyway access. Hinger said that neotraditional design element helps center the neighborhood around pedestrians rather than vehicles.
The Village at Rivers Pointe will be home to the commercial space in the residential community. The townhomes will offer proximity to those businesses – which developer Toebben Cos. hopes will include a coffee shop, brewery and spa – along with community greenspace and Riverworks, the community’s amenity center.
Traditions has been a homebuilding giant in the Greater Cincinnati area for more than 40 years, but it’s never stepped foot into Northern Kentucky until now. Hinger said his company is known for building neighborhoods. For Traditions, working on Rivers Pointe offers the opportunity to build something outside the scope of a traditional subdivision.
“Our aim is to do something different,” Hinger said of the Rivers Pointe community as a whole.
